When you decide to sell your home, you will have a lot of work ahead. Such a vast “to do” list can quickly overwhelm even the most organized individuals, but those who choose the best seller’s agent can see a majority of their concerns or tasks instantly eliminated.
A seller’s agent is going to be the homeowner’s strongest ally. They will ensure that the home is marketed strongly, but in the way the homeowner desires, they will work to negotiate the best terms and price and they will always safeguard the security of the property.
How do you find the right seller’s agent? This can require some legwork on the part of the seller, but will really pay off in the end. Some people turn to the person who sold them the house, some investigate a few options in the yellow pages and others ask friends and family for recommendations. One good approach to finding a strong local seller’s agent is to take some time to visit a few open houses in the area. It is here that a homeowner will get a good feel for an agent’s attitude and approach to selling a home.
One homeowner’s example works as a great illustration. “Sheila” was selling her home and had phoned a local seller’s agent to schedule an appointment. During the conversation, the agent sounded very enthusiastic, even a bit too enthusiastic. Sheila asked him if he had any properties for sale in her area and he told her that he was doing an open house in the next town. She made a point of stopping by the open house during the final hour it was taking place, and there she found the seller’s agent sitting at the kitchen counter flipping through the newspaper. He barely greeted her and let her know that she could sign in “over there” where he indicated a clipboard. Clearly, this was not the attitude she wanted for her own sale and continued looking for an agent.
This serves to demonstrate that choosing an honest, enthusiastic and experienced seller’s agent is a surefire way of making the sale in the shortest amount of time and with the best final terms.
